Helical Pier Installation — Brick Foundation Settlement

Situation

A brick veneer home showed visible settlement on the east side — doors sticking, diagonal cracks at window corners, and a noticeably sloping living room floor. Excavation revealed the original footings had settled into expansive clay.

What We Did

Installed helical piers alongside the foundation wall, driving each pier to torque-verified bearing depth. Steel brackets were attached directly to the footing, transferring the structural load to stable soil. The foundation was carefully lifted back toward level.

Results
Foundation lifted 1.75" on east side
6 helical piers installed to 18' depth
All permits closed, transferable warranty issued

Helical Pier Installation — Tight-Access Stucco Home

Situation

A single-story stucco home in Orange County had differential settlement of 2+ inches at the rear corner. The narrow side yard made access challenging — only a compact Kubota mini-excavator could fit between the house and fence.

What We Did

Used a compact hydraulic Kubota attachment to drive helical piers adjacent to the exterior wall. The tight clearance required precise positioning and careful utility avoidance. Electrical panel on the wall was safely isolated during installation.

Results
2.1" settlement corrected
4 piers installed in tight side-yard access
Zero damage to landscaping or utilities

Push Pier Foundation Lift — Rocky Soil Condition

Situation

A hillside property showed significant foundation movement — sloping floors, wide diagonal cracks, and a leaning chimney. Soil investigation revealed a mix of decomposed granite and dense rocky material that ruled out helical piers.

What We Did

Push piers were specified for this rocky soil profile. The bracket was attached to the existing footing, and steel pier sections were hydraulically driven using the structure's own weight as reaction force until reaching refusal on bedrock. The footing was then lifted and load transferred.

Results
Foundation stabilized on bedrock
3" total differential corrected
Engineered solution meeting rocky site conditions

Seismic Retrofit — FEMA EBB Foundation Bolting

Situation

A 1958 wood-frame home with a raised crawl space foundation had never been seismically retrofitted. The mudsill was sitting unbolted on the concrete stem wall — a common and dangerous condition in older LA County homes.

What We Did

Installed Universal Foundation Plates per FEMA EBB specifications throughout the crawl space. Each plate anchors the mudsill to the stem wall with code-compliant hardware. OSB structural plywood was installed on the cripple walls to provide lateral bracing against seismic shaking.

Results
Full EBB-compliant retrofit
14 foundation plates installed
Client qualified for $3,000 state EBB rebate
Insurance discount documentation provided

Crawl Space Pier Repair — Structural Beam Support

Situation

Homeowner reported springy, bouncy floors in the living room and kitchen. Crawl space inspection revealed that several original concrete pads supporting the wood posts had settled and cracked. One post had completely lost contact with its pad. The before photo shows the uneven ground with inadequate original supports.

What We Did

Replaced deteriorated concrete block pads with properly sized footings. Installed adjustable steel support piers under the main girder at four locations, bringing the beam back to level. Vapor barrier was also replaced during the same access.

Results
4 steel support piers installed
Main girder releveled
Floor bounce eliminated
New vapor barrier installed

Foundation Crack Inspection — Stem Wall Cracks

Situation

Pre-purchase inspection flagged foundation cracks visible from the crawl space. The first photo shows a full-height vertical crack in the concrete stem wall. The second shows a diagonal crack with significant efflorescence — white mineral deposits indicating long-term water infiltration through the crack.

What We Did

Thorough crack assessment documented crack width (3/8" at widest), type (settlement-related, not active), and moisture history. Written report delivered for escrow with repair recommendations and cost estimate. Epoxy crack injection performed to seal the cracks and prevent further water entry.

Results
Full written report for escrow delivered
Cracks sealed with structural epoxy injection
Moisture intrusion eliminated
Buyer negotiated $8,500 price reduction using our report

Balcony SB-721 Inspection — Critical Structural Failure

Situation

SB-721 compliance inspection of a 16-unit apartment complex. During inspection of a ground-floor balcony soffit, a section of the stucco cladding was found actively delaminating — exposing the wire mesh substrate and revealing complete deterioration of the substrate below. The structural framing behind this area showed significant water damage.

What We Did

Immediate safety restriction placed on the balcony. Emergency structural repair initiated — damaged stucco and substrate removed, rotted framing replaced, new lath and stucco applied, waterproofing membrane installed. Full SB-721 compliance report delivered to building owner for city records.

Results
Emergency repair completed in 3 days
SB-721 compliance report filed
Building owner liability eliminated
All 8 balconies inspected and documented

Deck Framing Inspection — Severe Dry Rot & Water Damage

Situation

Homeowner noticed a soft spot in the bathroom ceiling and called for inspection. Access panel cut in ceiling revealed the condition shown — severely blackened, water-saturated, and structurally compromised deck framing above the bathroom. Multiple joists showed full-depth rot across their entire span.

What We Did

Full scope of rot damage assessed and documented. All compromised framing removed, sister joists installed alongside remaining sound wood, and new framing installed where required. New waterproofing membrane applied to the deck surface above, with proper slope correction to prevent future water pooling.

Results
12 linear feet of framing replaced
New waterproofing membrane installed
Bathroom ceiling restored
Root cause (improper deck drainage) corrected

Automatic Drainage System — Patio Sump Installation

Situation

A stucco home with a concrete patio was experiencing chronic water pooling adjacent to the building after rain. Water was collecting against the foundation wall, creating hydrostatic pressure and contributing to moisture problems in the crawl space below.

What We Did

Automatic drainage system installed — core-drilled the existing concrete slab to install a round sump basin at the low point. Connected to perforated drain pipe running to a remote discharge point. The system activates automatically via float switch when water level rises, pumping water away from the foundation.

Results
Automatic sump pump system installed
Zero foundation water intrusion next rain season
Concrete slab restored with matching finish
Crawl space moisture levels normalized

French Drain System — Perimeter Water Management

Situation

A property with a blue-grey wood-clad structure was experiencing chronic water intrusion at the foundation perimeter. Surface water and roof runoff were flowing toward the building rather than away. The existing grading directed water directly against the foundation.

What We Did

Installed a linear channel drain system along the building perimeter — a continuous slot drain connected to perforated collection pipe bedded in clean gravel. The system captures both surface runoff and subsurface groundwater before it reaches the foundation. Downspout connections integrated into the system.

Results
Linear channel drain installed along full perimeter
Gravel drainage bed with filter fabric
Downspout integrated into system
Foundation stays dry in heavy rain events

Mobile Home Pier Replacement — Deteriorated Supports

Situation

A manufactured home showed severe floor slope — 2.5" difference across the main living area. Inspection beneath the home revealed the condition in the first photo: a deteriorated concrete block pier with crumbling mortar joints, vegetation growing through cracks, and a rusted bolt connection that had lost structural integrity. The second photo shows our hydraulic leveling jacks supporting the steel chassis during re-leveling.

What We Did

All deteriorated piers identified and replaced. Hydraulic jacks positioned under the main steel I-beam chassis and the home carefully releveled using precision measurements. New properly-sized steel support piers installed at all pier locations. Tie-down systems inspected and updated to current California HCD standards.

Results
2.5" floor slope corrected
8 deteriorated piers replaced
HCD-compliant tie-down system
Completed in one day

Patio Helical Pier Foundation — New Deck Installation

Situation

Homeowner wanted a new attached deck in an area with known expansive sandy soil. Previous deck at this property had settled unevenly and required replacement every few years. The owner wanted a permanent solution that would stay level.

What We Did

Helical piers installed as the primary foundation for the new deck structure. Each pier driven to torque-verified bearing depth in the sandy soil. Above-grade adjustable brackets attached to the deck beams, allowing for minor future adjustments if needed. The pier heads are visible just above the sandy soil surface before the deck framing was completed.

Results
8 helical piers installed for deck foundation
Engineered solution for sandy expansive soil
Immediate loading — deck framing started same day
Transferable lifetime warranty on pier system

Crawl Space Encapsulation — Full Interior Containment & Vapor Barrier

Situation

A homeowner reported persistent musty odors throughout the house, elevated indoor humidity, and allergy symptoms that worsened over time. Crawl space inspection revealed an unencapsulated space with no effective vapor barrier — ground moisture was freely evaporating into the structure above.

What We Did

Full crawl space encapsulation performed. The work area was fully contained with heavy-duty plastic sheeting to protect the living space during remediation. Old deteriorated vapor barrier material removed, all penetrations sealed, and a new 20-mil reinforced barrier installed across the entire floor and walls. The dome-shaped framing area required custom-fit barrier work to ensure complete coverage with no gaps.

Results
Complete 20-mil vapor barrier installation
All penetrations and transitions sealed
Indoor humidity reduced significantly
Musty odors eliminated after first week
